Tis’ the busy season for moving and renting in Colorado Springs. Many have asked what I can do to speed up the process when applying for a property.

  1. Go to credit Karma and do a soft pull on your credit score. Is there anything there that needs to be addressed before someone runs your credit? Fix if you can or make whomever is running your credit aware of the issue. Ask the management company if there is a required fico score that must be met before submitting your application.

  2. Make sure you have either letter of intent for new employment or at least 3 months’ worth of pay stubs to verify income. If self employed have the previous years company tax returns available for review.

  3. Rental reference is the hardest item to verify as it is out of both the Property Managers and tenants’ control as to when the previous landlord completes the paperwork.

  4. Have everything complete before you apply so that there are no delays in the process.
